TPO vs. modified bitumen vs. EPDM vs. PVC: which membrane for which job

Four membrane systems dominate San Diego flat roofs. TPO (thermoplastic polyolefin) is the modern default: white reflective surface, heat-welded seams, 15 to 25 year lifespan, $14 to $18 per sq ft installed residential. The current best balance of cost, performance, and Title 24 cool-roof compliance. Modified bitumen (torch-down or self-adhered) is the traditional asphalt-based system: black or with granulated cap sheet, 12 to 20 year life, $12 to $16 per sq ft. Flat roofs aren't actually flat. California code requires 1/4 inch per foot of slope minimum toward drains or scuppers.
