There’s a moment most San Diego homeowners hit after the first real rain of the season: a stain on the ceiling, a tube of black goo from the hardware store, and a decision about whether that tube is the fix. Sometimes it genuinely is. More often it’s a product standing in for a diagnosis, and the difference decides whether you’re buying time or postponing a larger repair.

What sealant is actually built to do

Roof sealant is a gap-filler. It’s designed to close a small, stable void between two materials that aren’t moving much and aren’t carrying water as their main job. A hairline separation where a fastener head meets metal, a pinhole in an otherwise sound seam, a small void at the edge of a well-installed boot: those are jobs sealant was made for.

What it isn’t is a waterproofing layer. Your roof keeps water out through overlap and gravity, not adhesion. Shingles shed water onto the course below. Flashing channels water out from behind a wall or chimney and back onto the field of the roof. Underlayment catches whatever makes it past. Every one of those systems works by directing water downhill. Sealant works by blocking it, which is a fundamentally different strategy, and it’s the weaker one over time.

That matters more here than people expect. San Diego’s normal yearly rainfall is 9.79 inches based on NOAA’s 1991-2020 climate normals, which means a roof surface bakes in the sun for most of the year and gets tested hard in a handful of concentrated events. Long dry stretches are exactly what shorten the useful life of a flexible bead. Whether a specific product holds up through that cycle depends on the manufacturer’s own data sheet for that product, not on a general rule, so read the sheet before you trust the tube. Then remember that even a sealant performing perfectly is only holding the position of something that’s supposed to be doing the work.

Where a tube legitimately buys you time

There’s a real category where sealant is the right call, and it’s mostly about timing rather than permanence. If you have an active leak and rain is coming, closing a small penetration to limit interior damage is sensible. The California Department of Insurance’s residential claims guidance tells homeowners to make temporary repairs that prevent further damage and to document the condition with photos before and after. A bead of sealant fits that description cleanly.

The second legitimate case is a genuinely minor, genuinely isolated defect on an otherwise healthy roof: one fastener, one small void, in a spot a roofer has already looked at and confirmed is not connected to anything larger. That’s sealant used as maintenance on a system that’s working.

The third is holding a position while you plan. If a roofer has told you the roof needs replacement and you’re lining up scope, financing, or a solar removal, spot-sealing to get through a wet stretch is a reasonable interim step, as long as everyone involved knows it’s interim.

The dividing line in all three cases is the same: somebody competent looked at the assembly first and decided the sealant was appropriate. That’s the whole distinction. Sealant applied after a diagnosis is a repair. Sealant applied instead of a diagnosis is a delay you’re paying interest on.

The visible gap usually isn’t the leak

Water travels. It enters at one point, runs along the top of underlayment, down a rafter, across the top plate of a wall, and shows up on your ceiling several feet from where it got in. That’s why the spot you can see from a ladder is so often the wrong spot. Sealing it produces a satisfying afternoon and no change in the leak.

Flashing details are where this goes wrong most often. A chimney, a sidewall, a valley, a skylight curb: each one is a manufactured intersection where two planes meet and water has to be actively steered. When step flashing corrodes, or a valley’s metal has worked loose, or a skylight curb’s flashing was never woven into the courses correctly, the failure is structural to the detail. A bead over the top of it hides the evidence, keeps the wood underneath wet instead of dry, and pushes the discovery date out until the decking is soft. Pipe penetrations behave the same way. A cracked boot around a plumbing vent is a part that has reached the end of its service life, and the part costs very little. Your roof material changes the answer

San Diego County isn’t one roofing market, and the sealant question resolves differently depending on where you are.

On the concrete and clay tile that dominates inland north county, Poway, Rancho Bernardo, Escondido, and the Rancho Santa Fe corridor, the tile is almost never the waterproofing. The underlayment beneath it is. Sealing a visible crack in a tile does nothing for a leak that’s coming from failed underlayment, and it can convince you the roof is fine for another three years while the decking takes on water. Tile roofs are where sealant does the most damage, because the thing that’s failing isn’t visible from the surface at all.

On the asphalt shingle roofs common through East County, Santee, El Cajon, Lakeside, and the older South Bay tracts, heat is the variable. Inland summer temperatures cycle those surfaces harder than coastal ones, and a shingle that’s lost granules is a shingle whose mat is being exposed. Sealing over granule loss is cosmetic. It changes the color of the problem and nothing else. A surface bead also can’t reach a problem beneath the visible shingles.

Along the coast, Oceanside through Encinitas, Del Mar, Point Loma, and Coronado, the marine layer and salt air attack metal first. Fasteners, flashing, drip edge, and vent collars corrode from below in ways a surface bead can’t reach. When coastal flashing fails, it’s usually the metal that needs replacing, not the joint that needs filling.

What a roofer replaces instead

The pattern across all of those cases is that a real repair replaces a component rather than coating one. A corroded step flashing gets new metal woven into the shingle courses. A cracked vent boot gets a new boot. A loose valley gets the metal reset with correct overlap. A failed tile underlayment gets a lift-and-relay, where the tile comes off, new underlayment goes down, and the same tile is reset. Failed decking gets cut out and replaced before anything goes over it.

That work sits inside the CSLB’s C-39 Roofing classification, which covers installing products and repairing surfaces that seal, waterproof, and weatherproof a structure. C-39 contractors are required by California Business and Professions Code Section 7125 to keep a workers’ compensation certificate or self-insurance certificate on file with the CSLB, and you can confirm any license, its status, and its complaint history through the CSLB license check.

There’s also a threshold worth knowing. Under Business and Professions Code Section 7048, the license exemption applies only to a single project whose aggregate price for labor, materials, and everything else is under $1,000, and only when the work is casual or minor and no building permit is required. Splitting a job into smaller contracts to stay under that line doesn’t qualify. Whether a flashing or decking repair qualifies depends on the full project price, scope, and permit requirement.

A written proposal should name the component being replaced, the material going in, the area covered, and what happens if the crew opens the assembly and finds wet decking.
