Most homeowners shopping metal roofs get handed a finish sample and a price, and never learn which metal is under the paint. It matters more here than in most of the country, because a roof half a mile from the surf in Encinitas and a roof in the hills above Ramona are being attacked by completely different things.
How steel and aluminum behave differently as roofing
Steel is strong and stiff for its thickness, and it’s the volume material in residential metal roofing. Bare steel rusts, so roofing steel is never bare. It carries a metallic coating, either zinc (galvanized) or an aluminum-zinc alloy (commonly sold as Galvalume), and then a paint or coating system on top of that. Those layers are the corrosion protection. The steel itself is just the structure underneath them.
Aluminum works the other way around. It doesn’t rust, because as soon as it’s exposed to air it forms a thin oxide layer that shields the metal beneath. Paint on aluminum roofing is there for color and for UV stability, not as the only thing standing between the panel and the weather. That difference is the whole comparison in one sentence: steel’s corrosion resistance is a coating you can breach, aluminum’s is a property of the metal.
Trade-offs follow from that. Aluminum is softer and less stiff than steel at the same thickness, so it’s more prone to denting and oil canning, the slight waviness you sometimes see across a broad flat panel in raking light. Aluminum also expands and contracts more than steel does for the same temperature swing, which changes how the panels have to be fastened. And the two metals are specified differently: steel is sold by gauge, where a lower number means thicker metal, while aluminum is usually quoted in decimal thickness. That means you can’t compare a steel panel to an aluminum panel by the number on the spec sheet. You have to compare the actual product documents. What the coast actually changes
San Diego County’s coastal strip is a salt-spray environment. Airborne chloride settles on every surface, and it doesn’t need rain to do damage. Salt is hygroscopic, so it pulls moisture out of the marine layer and holds a damp, chloride-rich film against the roof through the long dry months. That film is where steel gets into trouble, because it only has to find one breach: a cut edge left unsealed, a scratch from a boot or a dropped tool, a fastener penetration, a panel end that wasn’t hemmed. Once there’s a path to the substrate, the coating can’t protect what it isn’t covering.
This is why coating class and edge treatment matter more the closer you get to the water. For a home in Del Mar, Encinitas, Cardiff, or Ocean Beach, aluminum removes a failure mode entirely rather than managing it. Steel can be used near the coast, but the specification has to be deliberate, and the manufacturer’s own documents will usually say so in the form of a coastal exclusion zone measured in distance from salt water. Go inland and the calculus flips. In El Cajon, Santee, Lakeside, Ramona, or Alpine there’s effectively no chloride load, and the stresses are heat, UV, and wind-driven debris instead. Steel’s extra stiffness is worth having there, and the coating has an easier job. One inland factor is not optional: much of the county’s backcountry sits in a designated wildland-urban interface area, and California Building Code Chapter 7A requires a Class A fire-retardant roof covering when more than half the roof area is replaced in a year, when a new structure goes up, or on alteration, repair, or replacement of an existing roof covering. Metal shingles and metal sheets are among the materials that qualify as Class A. Verify your parcel’s WUI designation locally rather than assuming.
Movement, fastening, and where installs go wrong
Because both metals move with temperature and aluminum moves more, the fastening method is part of the material decision, not a separate detail. Exposed-fastener panels drive screws with rubber washers straight through the face of the metal. That’s the cheaper approach and it works, but every screw is a hole, the washers age, and thermal cycling works against them over time. Concealed-fastener systems, standing seam being the familiar one, clip the panels to the deck and let them slide as they expand. For a long aluminum panel, that ability to move is not a luxury.
San Diego’s daily temperature swing is what makes this practical rather than theoretical. An inland roof deck heats hard through the afternoon and gives it back after sundown, every day, for decades. Two more install details decide whether either metal reaches its potential. First, keep dissimilar metals apart. Aluminum in direct contact with certain other metals, including copper and some fasteners, sets up galvanic corrosion, and salt air accelerates it. Flashing, gutters, fasteners, and any solar racking all need to be compatible with the panel metal. Second, cut edges and penetrations get treated per the manufacturer’s instructions, because that’s where a steel roof’s protection ends. What product documents should settle, and what a bid should
Skip the brochure and ask for three documents: the manufacturer’s product data sheet, the finish warranty with its exclusions, and the installation instructions for the specific panel. Those three, read together, answer most of the questions a sales conversation leaves open. The finish warranty is where the coastal exclusion lives. The installation instructions are where you learn what the roofer is supposed to be doing at every edge and penetration.
We won’t publish lifespan numbers, corrosion timelines, or a cost-per-square-foot figure for either metal. There’s no authoritative public source for regional metal roofing pricing, and no single lifespan standard covers the range of products sold as metal roofing. What we can tell you is what moves the number on your bid: panel metal and thickness, coating and paint system, whether the system is exposed or concealed fastener, roof complexity and the number of penetrations, tear-off and disposal of what’s up there now, deck condition once it’s exposed, and any structural work. Get all of it itemized so you’re comparing the same roof twice.
Reflectivity is worth checking while you have the data sheet out. San Diego is Title 24 Climate Zone 7, and low-slope roof replacements in that zone carry aged solar reflectance and thermal emittance requirements, so if any part of your roof is low slope, the product’s rated values become a compliance question and not just a comfort one. Questions to ask before you choose
Ask which metal the quote is actually for, and get the coating named, not just described as coated. Ask how far your address sits from salt water and whether that falls inside the finish warranty’s coastal exclusion. Ask whether the system is exposed or concealed fastener, and how thermal movement is accommodated. Ask what metal the flashing, fasteners, and gutters are, and whether they’re compatible with the panels. Ask how cut edges get finished.
Then ask the roofer what they’d put on their own house at your address, and why. A roofer who works the coast will have a fast, specific answer about aluminum and coating classes. One who works inland will talk about gauge, wind, and fire rating. Both answers can be right, which is the point: the correct metal is a function of where the house is.
